Bookends is a modular single family house that combines the construction efficiencies and affordability of prefab, with the high-quality and customization of site built architecture.
Bookend's began as a response to the housing shortage in California and our frustration with the material, cost and time inefficiencies of site-built construction. Prefabricated buildings have long been touted as the solution to these inefficiencies, but are often expensive or low quality and lack the flexibility to adapt to a wide variety of sites and users needs.
Bookends combines the time and cost saving of prefabrication with the customization of site-built architecture. There are two parts—the prefab Bookends and the site-built portion.
The prefab Bookends contain the most complex elements of a building such as the kitchen, bathroom, electrical, plumbing and structural system to maximize factory production. The prefab portion is sized perfectly to fit on a standard flatbed truck and a typical residential driveway in order to reduce delivery costs which tend to be disproportionately high in other prefab systems. The site-built portion is the simple bulk of the building that spans between the bookends.
Bookends was developed to address three primary markets:
1. Small to medium size single-family homes for clients that value design but don't require a complex home.
2. Accessory Dwelling Units (ADU's) - second homes on residential lots that can be utilized as rental or "in-law" units.
3. Vacation homes in remote or difficult sites to construct on, or areas with limited availability of skilled construction professionals. The spacing and angle of the bookends can be adjusted to address different sites and client needs. The Bookends can also be stacked for a second-story option.
